The Art of the Narrative: Why Staging is More Than Furniture

Welcome to the first edition of The Edit.
When I talk to homeowners and agents in Newcastle, I’m often asked: "Is staging just about filling an empty room?"
The short answer? No. If you just fill a room with furniture, you’ve created a showroom. If you style a room with a narrative, you’ve created a home that someone is willing to pay a premium for. In the world of high-end real estate, we aren't selling floor space; we are selling a lifestyle.
The Stylist’s Secret: Visual Weight
One of the most common mistakes I see in property presentation is "flat styling." A room might be clean, but if it lacks Visual Weight, it disappears on camera. To create depth in a listing photo, we focus on three things:
-
Tonal Layering: Using different shades of the same neutral palette (creams, sands, and linens) to make a space feel expansive yet warm.
-
Tactile Contrast: Pairing a structured waffle-weave throw with organic linen pillows. It invites the viewer to "feel" the room through the screen.
-
Intentional Scale: Choosing pieces that emphasise the height of the ceilings and the flow of the floor plan.

Beyond the Surface
At Marlo Design co., my background in Interior Design means I look at a room through a structural lens. I’m not just looking for a place to put a sofa; I’m looking for how light hits the fabric and how the "sight lines" lead a potential buyer through the home.
We believe the final touch of any luxury space is a Signature Scent. It’s the subtle layer that creates an immediate emotional connection the moment a buyer walks through the door.
Whether it’s a boutique guest suite or a full-scale family home, the goal is always the same: to make the buyer stop scrolling and start visualising their life here.
We are currently accepting new property styling projects and design consultations. Contact us to discuss how we can elevate your home.
